When Mark and Jennifer first contacted me, their goal was already clear — they wanted to make a real estate investment on Lake Iseo focused on short-term rental income.

They had fallen in love with the authentic charm of the lake, its peaceful villages, and its growing tourist demand.
What started as a simple idea soon became a structured project: investing in Italian property with profitability, peace of mind, and long-term value.

Their journey is the perfect example of how a foreign property investment in Italy can be transformed into a fully managed income project.

Why Investing in Property on Lake Iseo

Lake Iseo represents one of the most interesting emerging markets for property investment in Northern Italy:

  • Strong demand for holiday rentals and short-term rentals
  • Lower prices compared to Lake Como and Garda
  • Authentic lifestyle combined with increasing tourism
  • Excellent potential for long-term appreciation

These factors made the area perfect for Mark and Jenny’s buy-to-let investment strategy.

The Challenge — Investing in Italy from Abroad

Like many international investors, Mark and Jenny had important questions:

  • How can we safely invest in Italian real estate from abroad?
  • What are the real costs of buying and renovating a property in Italy?
  • Who manages the renovation works and rental activity?
  • Is a short-term rental on Lake Iseo truly profitable?

Moreover, the selected property required renovation works, meaning technical coordination, budgets, permits, and compliance with Italian regulations.

They didn’t just want to buy a house.
They wanted a well-structured investment property, ready for the tourist rental market.

How I Supported Mark and Jenny — From Purchase to Rental Strategy

As their independent real estate consultant for Italy, I supported them at every stage of their property investment journey:

  • Complete legal and technical due diligence of the property
  • Verification of ownership, cadastral compliance, and documentation
  • Analysis of renovation scope and costs in line with their budget
  • Selection of local contractors and technicians
  • Definition of a short-term rental strategy compliant with local regulations
  • Introduction to a trusted property manager on Lake Iseo

Every decision was guided by one main objective:
creating a safe, compliant, and profitable real estate investment in Italy.

From Renovation to Short-Term Rental Income

What initially seemed complex became a clear and controlled process.

The property is now entering the renovation phase, carefully planned to meet both tourist rental standards and long-term durability.

Once completed, it will be placed on the short-term rental market of Lake Iseo, managed locally by a professional property manager, with full operational support for:

  • Guest bookings
  • Cleaning and maintenance
  • Check-in, check-out, and guest assistance
  • Ongoing property care

This allows Mark and Jenny to earn rental income from Italy while living abroad, without stress.

More Than an Investment — A Long-Term Italian Project

For Mark and Jenny, this is not just a profitable real estate investment.

It’s also a future retreat, a place they will personally enjoy, and a long-term financial project in Italy.

My role continues beyond the purchase:
I will follow them throughout both the renovation phase and the property management setup, ensuring continuity, quality, and protection of their investment.

💫 A Fun Behind-the-Scenes Moment

During one of our property visits, we had a completely unexpected — and unforgettable — detour.
Between one viewing and the next, we somehow found ourselves at the Cantamessa quarry in Endine.

What was supposed to be a quick stop turned into a full behind-the-scenes experience: the owner personally showed us the entire production process, from extraction to finishing.
Standing there, surrounded by stone, machinery, and stories of craftsmanship, we realized once again how real estate in Italy is never just about properties — it’s about people, places, and unexpected connections.

Mark and Jenny still laugh about that day. And I often say it was the most “Italian” site visit of the whole project.

From Renovation to Reality — When Logistics Becomes Part of the Story

What looked simple on paper turned out to be its own small adventure.

The renovation was carried out by Giorgio and his team at Bonkasa, who took the property from a structural shell to a fully finished, rental-ready home. But the real challenge wasn’t the renovation itself — it was getting everything to the house.

The road leading up to the property is narrow and steep — the kind of Italian mountain road that looks fine on a map and considerably less fine when a delivery truck is sitting at the bottom of it, unable to go any further.

So we improvised. A warehouse nearby became a temporary home for all the furniture and fittings, waiting for the right solution. The IKEA kitchen — ordered, delivered, and eventually installed — had to make the final stretch of its journey by tractor, the only vehicle willing to take on that incline.

It wasn’t in the original plan. Very little of it usually is.

But it’s also, in its own way, exactly what this kind of project looks like from the inside: not a straight line from purchase to income, but a series of practical problems solved one at a time, by people who know the terrain — literally, in this case.

The property is now finished, furnished, and ready to enter Lake Iseo’s short-term rental market, managed locally by a professional property manager, with full operational support for guest bookings, cleaning, check-in and check-out, and ongoing property care.

“Barbara has a level of integrity, care  and work ethic seldom replicated.

Going beyond the call of duty at pretty much every step of our journey.

I cannot recommend Barbara highly enough.

Not only have we jointly successfully found and purchased property with Barbara’s constant support, but gone on to fully refurbish and renovate with Barbara’s diligence and dedication in Project Management ensuring we have completed the entire process with as little pain and as much pace as is possible.

We undoubtedly would be still at the mercy of the largely below average service of the estate agents – many of whom seem unwilling or unable to make a sale happen.

Thank you Barbara you have been (and continue to be) an integral partner for us.”
