I called Giulia, my local colleague, and went to see the property on their behalf. While I was gathering everything they’d need to decide, another buyer stepped in with an offer backed by a mortgage — one that then fell through. That created a window. A narrow one.

Due Diligence, From a Distance
We ran a full accesso agli atti and due diligence with Marco, exactly as we would for any purchase — remote didn’t mean less rigorous, if anything it meant more. Everything came back clean.
Deed Day, and the Moment They Finally Saw It
The morning of the deed, I was certain of one thing: they were going to love it. They did.
We met in person for the first time at the property itself, walked through it together, and then went to sign with Notary Vanina Daniela Gatti — someone I recommend without hesitation. From there: utilities, opening a bank account, and a bit of back-and-forth on an air conditioning issue we’re still working through, but otherwise, everything fell into place.
