Moran and Jeff came to me with an Italian dream and a realistic budget. We started around Chieri and the surrounding area, working through a shortlist together, narrowing it down property by property.

Then, one day, a link arrived from them. A property on Lake Maggiore — smaller than what they’d originally asked for, but within budget, and clearly something that had caught their eye.

The Window That Almost Closed

I called Giulia, my local colleague, and went to see the property on their behalf. While I was gathering everything they’d need to decide, another buyer stepped in with an offer backed by a mortgage — one that then fell through. That created a window. A narrow one.

I called Moran and Jeff and told them plainly: this is it, now or never. Do you trust me?

They did. They bought the house entirely remotely, without ever setting foot inside it.

Due Diligence, From a Distance

We ran a full accesso agli atti and due diligence with Marco, exactly as we would for any purchase — remote didn’t mean less rigorous, if anything it meant more. Everything came back clean.

Deed Day, and the Moment They Finally Saw It

The morning of the deed, I was certain of one thing: they were going to love it. They did.

We met in person for the first time at the property itself, walked through it together, and then went to sign with Notary Vanina Daniela Gatti — someone I recommend without hesitation. From there: utilities, opening a bank account, and a bit of back-and-forth on an air conditioning issue we’re still working through, but otherwise, everything fell into place.

What They Wrote Afterward

Moran and Jeff didn’t just close on a house and move on. Their own words, afterward, said it better than I ever could:

From the very beginning of our search for a little home in Italy, she was incredible. She personally visited every property on our shortlist, researched each one thoroughly, provided detailed reports, ranked them, and patiently answered every question we had. She handled the due diligence and so many of the important details that could be completed before we even arrived in Italy.

Even after closing, her help didn’t stop. She generously gave up another full day of her own time to take us to the bank to open a checking account, accompany us to several government offices to get our utilities set up, and make sure we were off to a great start. Even now that we’ve returned home, she’s still helping us with a few remaining details.

What began as a business relationship has become a genuine friendship, and for that we are truly grateful.

They’d never seen the house before they owned it. All they had was a shortlist, a phone call, and enough trust to say yes.
